Finding the Best Contractor for Your Construction Project |
Are you renovating your commercial space?
Do you need a reputable contractor?
Are you concerned about getting the work done right and on time?
How can you define your project clearly for the contractor?
Are there any contractors who can actually work within your budget?
The City of Aurora wants you to be an informed business owner and help you understand the construction requirements for renovating any commercial space under city and state guidelines. Finding and using a reputable contractor is an important step in the process. But, be forewarned, for every one reputable contractor, there are at least two contractors who have been known for using high-pressure sales tactics, not obtaining the required permits that could add to your costs, inflating contract costs, doing unacceptable work, not returning phone calls and sometimes disappearing after taking the client’s money before finishing the job. But, this won’t happen to YOU, because you’re reading this…Take the following steps to avoid these common pitfalls throughout the construction process:
- Define your project: Search the internet and peruse remodeling publications; jot down notes and make a rough sketch of your project in order to give the potential contractor a better idea of what you expect.
- Hire only an Aurora Licensed Contractor. A listing of currently licensed contractors is available to you by visiting the city of Aurora’s website: www.auroragov.org (e-Services/Building Permits).
- Before hiring even a licensed contractor, check on the company’s reputation and professionalism--ask around the neighborhood, check references, ask the Building Codes Division about any violations, etc.
- Obtain three estimates for your project and interview the contractors; if they just show up ‘out of nowhere’, with no fixed business address, move on to another bid. Avoid those that have too many projects in the works - - your project may get put on the ‘back burner’.
- Obtain a Better Business Bureau (BBB) Reliability Report on the contractor online at www.bbb.org, where you can also find hiring tips, and request a job quote from BBB Accredited Businesses.
- Don’t always go for the lowest bid. If estimates for the same work vary widely, find out why.
- Get everything in writing—from start date to finish date, from warranties on materials to payment schedules. For specifics that should be included in the contract, contact the Building Codes Division.
- Make a reasonable down payment. Don't make the final payment until you are completely satisfied with the work and all inspections have passed. No exceptions.
- Make sure the contractor you select obtains a Building Permit—absolutely required before work begins!
- If you’re involved with a dishonest contractor, report it to the city and the BBB.
